About the Role
The Maintenance Technician supports the property’s upkeep by handling corrective, preventive, routine, emergency and cosmetic repairs under the supervision of the Maintenance Supervisor and Community Manager. The role also includes coordinating make‑ready activities, maintaining the maintenance shop, and ensuring compliance with Asset Living policies and OSHA standards. • Attend property daily and respond promptly to resident and management work orders for common areas, buildings, and units. • Perform corrective, preventive, routine, emergency, and cosmetic maintenance tasks. • Execute make‑ready processes and assist with unit turnover events. • Clean and maintain exterior grounds, breezeways, common areas, and swimming pools, including accurate chemical logging. • Conduct daily inspections of grounds, buildings, and facilities to identify and remediate safety hazards. • Manage the preventative maintenance program to extend property lifespan and reduce future repairs. • Keep the maintenance shop organized, stocked, and compliant with safety and OSHA guidelines. • Support hazard‑communication programs and promote safe work practices. • Monitor inventory of equipment and supplies and report needs to the Maintenance Supervisor. • Maintain detailed records of service requests, EPA/OSHA compliance, preventive maintenance, and make‑ready status. • Provide excellent customer service, monitor request turnaround, and enforce community policies consistently. • Participate in on‑call emergency response and utilize resources economically. • Meet physical demands such as climbing ladders, lifting 100+ lb objects, working in confined spaces, and performing overtime, weekend, or night shifts.

What You Bring
• Possess a High School Diploma or equivalent, basic computer skills, and knowledge of Fair Housing and OSHA regulations. • Have reliable transportation to fulfill emergency on‑call responsibilities.

Benefits
