About the Role

The Maintenance Supervisor oversees all maintenance operations for a community, partnering with the Community Manager to manage service requests, preventative maintenance, staff and vendor coordination, safety compliance, and resident satisfaction. This role ensures that properties remain safe, functional, and well‑maintained while leading a maintenance team. • Coordinate and respond to resident and management work orders, ensuring timely repairs in common areas and units. • Conduct daily inspections of grounds, buildings, and facilities to identify and correct hazards. • Manage maintenance inventory, ordering supplies within budget and maintaining a well‑stocked shop compliant with OSHA standards. • Implement and maintain a preventative maintenance program to extend property lifespan and reduce future repairs. • Keep accurate records of service requests, EPA/OSHA compliance, preventative tasks, and unit make‑ready status. • Supervise, train, and schedule maintenance staff; monitor daily work progress and provide coaching. • Evaluate staff performance and deliver input for performance reviews. • Deliver high‑quality customer service, monitor response times, and uphold community policies with residents. • Participate in on‑call emergency response and assist with office, common area, and model unit upkeep.

What You Bring

• Hold a High School Diploma or equivalent; require EPA & CPO certification (HVAC preferred) and basic computer skills. • Must possess reliable transportation for emergency on‑call duties. • Ability to perform physical tasks including lifting 100+ lb, working in confined spaces, and operating power tools; availability for overtime, weekends, and night calls.

Benefits
