About the Role
The role operates and maintains all building systems, ensuring high‑quality maintenance and economical operation. Work is performed independently, may span multiple properties and ownership entities, and requires availability for after‑hour emergency calls. • Daily log maintenance for HVAC, fans, meters, and complaints. • Organize and prioritize work orders, ensuring cost‑effective service and minimal downtime. • Follow the preventive maintenance program. • Assist in annual budget preparation and RFP processes. • Order approved supplies and materials. • Track monthly inventory of expendable supplies and storage records. • Update annual inventory of tools with model and serial numbers. • Record utility meter readings. • Conduct weekly equipment inspections and submit reports to the building manager. • Keep building files organized. • Verify tool and equipment availability before starting jobs. • Submit monthly performance reports to the building manager. • Respond promptly to tenant complaints and resolve issues. • Manage chemical treatment for cooling towers and boilers, including weekend blow‑downs. • Monitor service contractor schedules and document repairs. • Understand and follow life‑safety system procedures for fire emergencies. • Coordinate fire alarm and elevator capture system tests. • Implement national policies as required.

What You Bring
