About the Role

The Assistant Community Manager (ACM) supports the Community Manager in overseeing daily operations and financial functions, manages rent delinquency and cash‑flow, and assumes full responsibility for personnel, leasing, maintenance, risk and administration when the CM is absent. • Post and reconcile all resident payments and account receivables promptly. • Monitor bad debt, issue late notices, contact residents/guarantors, and coordinate evictions. • Assist the property in achieving budgeted revenues, expenses, and net operating income. • Apply charges, utility bill‑backs, and process move‑out statements and security‑deposit refunds. • Complete end‑of‑month closing procedures and generate financial reports. • Maintain accurate resident files and conduct regular audits. • Conduct daily on‑site attendance and supervise staff presence. • Screen, hire, train, coach and develop on‑site personnel according to company standards. • Provide ongoing staff counseling, performance guidance, and ensure policy compliance. • Oversee leasing activities, ensure timely lease signing, documentation and accurate reporting. • Implement marketing strategies outlined in the annual plan to attract prospects. • Address resident complaints, requests and develop retention programs such as events and newsletters. • Show, lease and move‑in prospective residents efficiently. • Deliver excellent customer service and monitor maintenance request response times. • Perform regular property inspections to ensure appearance and timely repairs. • Manage vendor relationships, obtain bids and control equipment and supply costs.

What You Bring

Candidates should have at least one year of experience with affordable‑housing programs such as LIHTC, HUD Section 8, USDA Rural Development, or HOME funds; certifications like HCCP or COS are preferred but not required. A high school diploma or equivalent is required, with a bachelor’s degree or two years of housing‑industry experience preferred; the role also demands basic computer proficiency and knowledge of Fair Housing and OSHA regulations. The position requires regular standing or sitting for extended periods, the ability to lift and move up to 25 lb, climb ladders or stairs, work overtime, weekends or nights as needed, and operate in various indoor and outdoor environments.
