About the Role

The Community Manager reports to the Regional Manager and is accountable for all operational aspects of a housing community, including personnel, leasing, maintenance, finance, administration, and risk management, while ensuring compliance with company policies, safety standards, and fair‑housing regulations. • Recruit, hire, train, coach, and schedule on‑site staff; handle performance issues and enforce company policies. • Develop and monitor weekly/daily staff schedules for office and maintenance teams. • Drive net operating income by controlling costs, optimizing revenue, and adjusting strategies based on trends. • Create annual operating budgets, forecasts, and ensure timely rent collection and vendor invoice processing. • Design and execute yearly marketing plans; oversee leasing processes, resident complaints, and retention programs. • Conduct resident showings, lease signings, and move‑in coordination. • Produce accurate administrative and leasing reports; lead emergency response teams per company guidelines. • Oversee customer service, maintenance request turnaround, property inspections, and timely repairs. • Manage property resources, obtain vendor bids, and supervise construction and rehabilitation activities. • Perform physical tasks such as standing, lifting up to 25 lb, climbing ladders, and operating equipment; work overtime, weekends, and on‑call emergencies. • Maintain reliable transportation for emergency on‑call responsibilities.

What You Bring

• Hold a high school diploma (Bachelor’s preferred) with 1‑4 years housing industry experience; CAM or ARM certification optional. • Proficient in on‑site software and basic computer skills; understand Fair Housing and OSHA regulations.
