About the Role

The Maintenance Technician supports corrective, preventative, routine, emergency and cosmetic maintenance activities, including the make‑ready process, under the guidance of the Maintenance Supervisor and Community Manager. • Attend daily on‑site and respond promptly to resident and management work orders for common areas, buildings, and units. • Perform corrective, preventative, routine, emergency, and cosmetic repairs, including swimming‑pool maintenance with accurate chemical logs. • Conduct daily inspections of grounds, buildings, and community features to identify and correct hazardous conditions. • Assist with scheduling and execution of maintenance‑related turn events and unit make‑ready processes. • Maintain and organize the maintenance shop, manage inventory of tools and supplies, and adhere to OSHA safety standards. • Support the hazard‑communication program and promote safe work practices among staff. • Record service requests, EPA/OSHA compliance, preventative‑maintenance activities, and make‑ready status accurately. • Provide excellent customer service, monitor request turnaround times, and consistently enforce community policies. • Participate in on‑call emergency response and report any rule violations to supervisors. • Utilize property resources, equipment, and supplies efficiently and economically. • Meet physical demands such as climbing ladders, lifting 100+ lb objects, working in confined spaces, and handling outdoor weather conditions. • Maintain reliable transportation to fulfill on‑call emergency requirements.
