About the Role

The Director, Asset Services (CRE) manages one or more national or local accounts, providing timely, consistent, and accurate information to operate the portfolio and meet client and company objectives. This role serves as the point of contact for the client’s service platform integration, ensures sound and consistent accounting practices, and supplies the general and financial data needed by the management team for informed decision‑making. The position requires strong leadership across geographically or functionally distinct markets, proactive customer service, and effective communication that aligns with the client’s preferred style. Responsibilities include tenant satisfaction, preparation of reports and annual budgets, property tax and insurance administration, compliance with purchase orders and contracts, billing oversight, cash‑flow monitoring, cost‑allocation assistance, and maintaining internal financial benchmarks such as occupancy, income, delinquency, IRR, and cash flow. The Director also coordinates construction projects, staffs and develops the team, conducts property inspections, and oversees performance evaluations and career development for property management and maintenance personnel. • Provide leadership for geographically or functionally distinct markets and implement business unit strategy • Develop and maintain a communication style and relationship that fits the client’s preferred style • Regularly associate with tenants to ensure their reasonable satisfaction with building operations and interact with Property Manager on problems • Coordinate and prepare reports, annual budgets, and other documents for clients in accordance with management agreements and client instructions • Review financial information and variances with the Property Management Team • Participate in the preparation and revision of annual budgets and oversee operating compliance with client‑approved budgets • Ensure completion of property tax administration and supervise services rendered by a property tax consultant • Ensure administration of property and liability insurance requirements • Ensure compliance with purchase order system, contracts, policies, procedures, and accounting requirements established by clients • Oversee the billing process, including invoice payment and fund disbursement, and monitor cash flow with the Property Manager • Assist the Client/Asset Manager and Property Manager in cost allocations, re‑billable costs, inventory accounting, purchasing procedures, and special accounting issues • Maintain internal financial benchmarks for each asset, such as occupancy, income, delinquency, IRR, and cash flow • Coordinate construction projects with the Construction Manager and Property Manager, approving contract documents and final invoices • Effectively staff and develop bench strength and succession planning to position for new business • Regularly inspect properties with staff • Conduct annual performance evaluations and career path discussions for property management and maintenance staff • Analyze and make recommendations regarding property staffing needs, performance issues, salary administration, promotions, training, and career development

The role requires a bachelor’s degree in business or a related field, at least eight years of real‑estate property management experience, five years of supervisory experience, and senior‑level CPM or RPA credentials. Additional qualifications are a real‑estate license, industry designations with active participation in professional organizations, the ability to anticipate industry trends, advanced Microsoft Office knowledge, initiative, and expert‑level analytical and quantitative problem‑solving abilities. The work environment is a professional office setting with standard equipment, regular travel between properties, and occasional exposure to varying weather conditions. Benefits

Compensation ranges from $187,000 to $220,000, accompanied by a comprehensive benefits package that includes health, vision, dental, flexible spending and health‑savings accounts, retirement plans, life and disability insurance, and paid/unpaid time off. Pay varies based on location, experience, collective bargaining status, and market rates, with a guarantee of at least minimum wage.
