About the Role

The Maintenance Supervisor oversees all maintenance operations for a community, working closely with the Community Manager to manage service requests, preventative maintenance, staff and vendors, and compliance with safety standards. The role includes daily onsite presence, hazard inspections, inventory control, record keeping, and participation in emergency on‑call duties. • Attend the property daily and respond to resident and management work orders. • Inspect common areas, grounds, and buildings each day to identify and correct hazardous conditions. • Coordinate, schedule, and complete preventative maintenance to extend asset life and reduce future repairs. • Manage maintenance supply inventory and ordering within budget guidelines. • Maintain a safe, OSHA‑compliant maintenance shop and hazard‑communication program. • Keep accurate records of service requests, EPA/OSHA compliance, preventative maintenance, and work‑in‑progress. • Participate in unit inspections and on‑call emergency response as needed. • Supervise, train, schedule, and evaluate maintenance staff under the Community Manager’s direction. • Provide daily work‑progress checks, coaching, and immediate assistance to staff. • Promote staff performance through ongoing training, counseling, and adherence to Asset training benchmarks. • Deliver excellent customer service by monitoring service‑request turnaround and resident interactions. • Enforce community policies and project a favorable image of the property. • Meet physical demands of moving, lifting 100+ lb objects, climbing stairs, using power tools, and working overtime, weekends, and on‑call emergencies. • Maintain reliable transportation for emergency on‑call duties.

What You Bring

• Hold a high school diploma or equivalent; EPA & CPO certification required; HVAC knowledge desired. • Possess basic computer skills and knowledge of Fair Housing and OSHA regulations.
