About the Role
The incumbent is responsible for maintaining, troubleshooting, and repairing all building operating systems on the site. They must be familiar with the location and possess working knowledge of mechanical, electrical, HVAC, plumbing, life safety, fire protection, and security systems to ensure proper operations and address abnormal conditions. They conduct periodic preventative maintenance on mechanical, electrical, HVAC, and plumbing systems, performing lubrication, adjustment, cleaning, consumable replacement, and equipment testing. Systems include air handling units (roof and built‑up), recirculating air systems, water pumping, cooling plants, and all plumbing components, as well as general building maintenance when needed. The role responds to tenant complaints regarding safety, plumbing, mechanical, electrical, and environmental issues through personal contact and work order systems. It also prepares and maintains maintenance logs, utilizes preventative maintenance and work order software, and coordinates approvals for contractor work while keeping detailed records. All assigned work is performed to ensure tenant safety and continuous site operation, adhering to written operating procedures. The incumbent assists with snow and ice clearing by coordinating plowing and salting activities with outside vendors and may perform other duties as assigned. • Perform preventative maintenance, repairs, and troubleshooting on mechanical, electrical, HVAC, plumbing, life safety, fire protection, and security systems. • Conduct routine lubrication, cleaning, consumable replacement, and testing of equipment such as air handling units, recirculating air systems, water pumps, and cooling plants. • Address tenant safety, plumbing, mechanical, electrical, and environmental complaints via direct contact and work order systems. • Maintain accurate maintenance logs and utilize preventative maintenance/work order software. • Coordinate contractor approvals and manage work order documentation. • Ensure building safety and continuous operation while following written operating procedures. • Assist with snow and ice removal, coordinating plowing and salting with external vendors.

What You Bring

Compensation ranges from $48.00 to $48.97 hourly, determined by skills, experience, education, and licenses.
