About the Role
The Maintenance Supervisor oversees all maintenance operations for a community, including service requests, preventative maintenance, staff and vendor management, safety compliance, and resident service. Working closely with the Community Manager, the supervisor ensures timely repairs, hazard mitigation, and overall property upkeep. • Attend the property daily and inspect grounds, buildings, and common areas for hazards. • Coordinate, schedule, and fulfill resident and management maintenance requests and work orders. • Oversee repairs and replacements in community common areas and individual units. • Manage inventory of maintenance supplies and adhere to budget guidelines. • Implement and maintain a preventative maintenance program to extend property life. • Keep the maintenance shop organized, stocked, and compliant with OSHA safety standards. • Maintain hazard communication programs and promote safe work practices. • Record service requests, EPA/OSHA compliance, preventative maintenance, and work‑in‑progress accurately. • Provide on‑call emergency response for the community as needed. • Supervise, train, schedule, and evaluate maintenance staff performance. • Conduct daily work‑progress checks and offer immediate assistance or instruction. • Deliver excellent customer service by monitoring request turnaround and consistency with residents. • Represent the community positively to achieve property objectives and public recognition. • Enforce community policies as delegated by the supervisor.

What You Bring
Candidates must hold a High School Diploma or equivalent, EPA and CPO certifications (HVAC preferred), and possess basic computer skills. Knowledge of Fair Housing Laws and OSHA regulations is required, along with the ability to perform on‑site software functions. The role demands regular physical activity such as moving, lifting objects over 100 lb, climbing ladders, and operating power tools, as well as availability for overtime, weekends, and on‑call emergencies. Reliable transportation is required to respond promptly to emergencies.

Benefits
