About the Role
Key responsibilities include leading multiple projects across design, permitting, procurement, construction and close‑out phases; managing budgets, schedules, scopes and risk registers; monitoring construction progress, conducting site walks and evaluating contractor performance; ensuring compliance with building codes, landlord requirements and design standards; interpreting architectural drawings and advising on design aspects such as noise control and partition options; acting as the primary liaison among property managers, contractors, architects, engineers and tenants; preparing client‑ready reports and facilitating meetings; reviewing bids, change orders and procurement contracts; identifying risks early and implementing mitigation strategies; and maintaining complete project documentation through close‑out, including any applicable SOX controls. • Lead multiple commercial real‑estate projects from design through close‑out, including occupied refurbishments. • Manage project budgets, schedules, scopes and risk registers while ensuring code and landlord compliance. • Conduct site walks, evaluate general contractor performance, and resolve construction issues promptly. • Interpret architectural drawings and guide design decisions on noise control, partitions and spatial constraints. • Serve as primary liaison among property managers, contractors, architects, engineers and tenants. • Prepare and deliver regular client‑ready reports and facilitate project meetings. • Review and negotiate GC bids, change orders and procurement contracts for commercial alignment. • Identify risks early, implement mitigation strategies, and ensure complete documentation at close‑out.

What You Bring
Many assignments involve refurbishments within occupied spaces, demanding strong communication, stakeholder alignment and the ability to minimise disruption to business operations. The ideal candidate combines technical knowledge of commercial construction with diplomacy, client‑management skills and a solutions‑oriented mindset. Candidates must hold a bachelor’s degree in Construction Management, Architecture, Interior Design, Engineering or a related field, and have at least five years of experience in commercial project management, construction or tenant improvements. They should possess a strong understanding of construction phases, experience managing occupied‑space refurbishments, excellent stakeholder‑management and diplomatic skills, and the ability to juggle multiple fast‑paced projects. Preferred qualifications include experience with corporate office fit‑outs, retail refresh programs and industrial/warehouse upgrades, familiarity with landlord requirements and building‑management processes, proficiency with project scheduling and cost‑tracking tools, and professional certifications such as PMP, CAPM or LEED. On‑site presence may vary depending on client needs. • Hold a bachelor’s degree in a construction‑related field and at least 5 years of commercial project management experience. • Demonstrate strong stakeholder‑management, diplomatic communication, and ability to manage multiple fast‑paced projects. • Preferred: experience with corporate office fit‑outs, retail refreshes, industrial upgrades, and proficiency in scheduling and cost‑tracking tools. • Professional certifications such as PMP, CAPM or LEED are a plus. • Ability to work on‑site as required and adapt to client‑driven schedule changes.
