About the Role

The General Maintenance Technician is responsible for inspecting, calibrating, troubleshooting, testing, and repairing a wide range of facility systems, including HVAC, electrical, lighting, fire, life safety, and related equipment. Additional maintenance services such as carpentry, plumbing, painting, landscaping, and snow removal are performed to sustain the building infrastructure and grounds of commercial office facilities. The role supports the overall functionality and safety of client properties. Daily duties involve routine inspections, preventive maintenance, and functional testing of systems, with all work documented in a Computerized Maintenance Management System (CMMS) to track parts, labor, and response times. The technician completes both corrective and preventive maintenance work orders promptly, maintains tools and work areas in a clean and orderly condition, and adheres to national, local, and OSHA codes as well as C&W safety policies. Communication of repair status to supervisors and collaboration with internal teams, customers, and external vendors are essential, and the position may require on‑call availability during nights, weekends, and holidays with flexible scheduling as needed. • Log all maintenance activities, parts replaced, hours worked, and response/completion times in the CMMS. • Perform daily building surveys to identify repair and preventive maintenance tasks. • Participate in mandatory safety training according to C&W Services policy. • Coordinate and supervise activities of external vendors and specialist contractors when required. • Provide regular status reports to supervisors on a daily or weekly basis. • Maintain on‑call rotation to address emergencies during nights, weekends, and holidays. • Utilize Building Management System (BMS) for equipment operation and troubleshooting. • Interpret instructions delivered in written, oral, diagrammatic, or schedule formats. • Continuously study manufacturer manuals and installer instructions to enhance equipment expertise. • Develop and implement cost‑saving measures to conserve organizational resources. • Work safely around moving mechanical parts, high‑elevation areas, fumes, chemicals, extreme temperatures, and electrical hazards.

What You Bring

Candidates should possess a solid working knowledge of multiple trades, strong mechanical aptitude, and the ability to operate computer systems, preferably with experience using a Building Management System. Effective teamwork, attention to detail, problem‑solving skills, and the capacity to read and interpret technical documents, regulations, and mathematical concepts are required. Two to five years of semi‑skilled maintenance experience in a commercial setting, or an equivalent combination of education and experience, is preferred. Ongoing professional development and the implementation of cost‑saving measures are encouraged. The position demands physical capabilities such as standing, walking, stooping, kneeling, lifting up to 75 pounds for a portion of the shift, and possessing full vision acuity (close, distance, color, depth). The work environment may include exposure to moving mechanical parts, high locations, fumes, chemicals, extreme temperatures, electrical hazards, and occasional loud noise.
