About the Role
The RPM serves as the primary contact for the owner’s representative on all property matters, interprets the Property Management Agreement, and approves property purchases within the established expense budget. They collaborate with the Marketing team to create budgets, monitor ad effectiveness, and manage revenue‑management pricing by participating in pricing calls. The role also involves reviewing resident and mystery‑shop surveys, developing action plans for under‑performing staff, overseeing marketing analytics, assisting with RFP responses, and ensuring property staff effectively use front‑end technology systems. • Serve as primary contact for owners’ representatives on all property matters. • Review and approve property purchases while adhering to the expense budget. • Partner with Marketing to develop budgets, monitor ad spend, and assess effectiveness. • Participate in revenue‑management pricing calls and implement pricing strategies. • Analyze resident and mystery‑shop survey results and create corrective action plans. • Oversee marketing analytics, lead reporting, screening metrics, and RFP responses. • Ensure property staff correctly use front‑end technology and reporting systems. • Manage property risk, safety standards, and ensure timely rent‑ready preparation. • Mentor, train, and develop Property Managers, Area Managers, and lower‑level staff.

What You Bring
The Regional Property Manager (RPM) leads execution of the business plan for a portfolio of multifamily properties. They must have a proven track record managing diverse assets, be a motivator, communicator, and hands‑on manager. Senior RPMs have direct accountability for Property Managers and Area Managers and may mentor other Regional Managers to ensure corporate policies are implemented and client expectations are exceeded. Strong client and team management skills are essential, as is the willingness to develop, train and mentor lower‑level managers. Required competencies include strong financial and budgeting experience, proficiency with Yardi property‑management software and Microsoft Office, and the ability to extract and communicate data‑driven results to stakeholders. Preferred qualifications are CPM, CCI, RPA, CAM certifications and a real‑estate license where required. The RPM must also possess general office, bookkeeping, and sales skills and be capable of mentoring and training team members. The position operates in a professional office environment with routine use of standard office equipment and requires regular travel between properties, sometimes in adverse weather. Physical demands include standing, walking, climbing stairs or ladders, and occasional lifting or moving of objects up to 20 lb, with travel up to 60 % of the time. • Demonstrate financial and budgeting expertise; proficient in Yardi and Microsoft Office. • Hold or pursue CPM, CCI, RPA, CAM certifications and applicable real‑estate license. • Possess a Bachelor’s degree, ≥5 years related experience, and ≥5 years management experience. • Travel up to 60 % of the time, including to multiple properties in varied weather conditions.
