About the Role

The Maintenance Supervisor oversees all maintenance operations for a community, including service requests, preventative maintenance, staff and vendor coordination, safety compliance, and resident relations. Working closely with the Community Manager, the supervisor ensures that property assets are well‑maintained and that emergencies are addressed promptly. • Coordinate, schedule, and respond to resident and management work orders daily. • Inspect grounds, buildings, and common areas to identify and correct hazardous conditions. • Manage maintenance supplies inventory and stay within budget guidelines. • Implement and maintain a preventative maintenance program to extend asset life. • Keep the maintenance shop organized, stocked, and compliant with OSHA safety standards. • Maintain hazard communication programs and promote safe work practices. • Participate in unit inspections and on‑call emergency response as needed. • Plan and procure vendor services, obtain bids, and ensure cost‑effective use of resources. • Supervise, train, and schedule maintenance staff, providing daily performance checks and guidance. • Conduct staff evaluations, coaching, and ongoing training to meet Asset Living benchmarks. • Deliver excellent customer service by monitoring service request turnaround and resident interactions. • Enforce community policies and represent the property positively to achieve public recognition.

What You Bring

The position requires a High School Diploma or equivalent, EPA and CPO certifications (HVAC preferred), basic computer skills, and knowledge of Fair Housing and OSHA regulations. The role demands physical stamina to lift 100 lb objects, navigate confined spaces, work overtime, weekends and on‑call nights, and operate power tools and vehicles. • High School Diploma or equivalent; EPA and CPO certifications required (HVAC desired). • Basic computer proficiency and ability to use on‑site software. • Understanding of Fair Housing laws and OSHA requirements. • Ability to lift, move, and position objects weighing 100 lb or more. • Comfortable working in tight, confined spaces, on ladders, and in various weather conditions. • Availability for overtime, weekends, and on‑call emergency duties, including night hours. • Must have reliable transportation for emergency response.
