About the Role
The Maintenance Technician supports the property’s maintenance program by handling corrective, preventative, routine, emergency, and cosmetic tasks, as well as the make‑ready process, under the direction of the Maintenance Supervisor and Community Manager. • Attend community daily and respond promptly to resident and management work orders for common areas, buildings, and units. • Perform corrective, preventive, routine, emergency, and cosmetic repairs, including swimming pool maintenance with chemical log tracking. • Conduct daily inspections of grounds, buildings, and amenities to identify and correct hazards or liability concerns. • Assist with scheduling and execution of maintenance‑related turnover events and unit make‑ready processes. • Keep the exterior, grounds, breezeways, and common areas clean and well‑maintained. • Maintain an organized, fully stocked maintenance shop in compliance with safety and OSHA standards. • Support the Maintenance Supervisor with hazard communication, safety training, and inventory monitoring. • Record service requests, EPA/OSHA compliance, preventative maintenance actions, and make‑ready status accurately. • Deliver excellent customer service, monitor request turnaround times, and enforce community policies consistently. • Participate in on‑call emergency response and report rule violations to supervisors. • Perform general upkeep and cleaning of office, common areas, and model units. • Use property resources, equipment, and supplies efficiently and economically. • Physically lift and move objects up to 100 lb, climb ladders, work in confined spaces, and operate tools and machinery. • Work overtime, weekends, nights, and be available for on‑call emergencies.

What You Bring
Candidates must have a high‑school diploma or equivalent, basic computer proficiency, and knowledge of Fair Housing and OSHA regulations. The role requires physical ability to lift 100 lb, climb ladders, work in confined spaces and varied weather, and reliable transportation for on‑call emergencies. Compensation ranges from $23 to $27 per hour and includes a comprehensive benefits package with medical, dental, vision, 401 K match, and paid time off. • Hold a High School Diploma or equivalent. • Demonstrate basic computer skills and ability to operate on‑site software. • Understand Fair Housing Laws and OSHA requirements. • Have reliable transportation for emergency on‑call duties.
