About the Role
The Maintenance Supervisor oversees all maintenance operations for a community, working closely with the Community Manager to manage service requests, preventative maintenance, staff and vendors, safety compliance and resident satisfaction. • Coordinate and respond to resident and management work orders, ensuring timely repairs in common areas and units. • Conduct daily inspections of grounds, buildings and community features to identify and correct hazards. • Manage maintenance supplies inventory and adhere to budget guidelines set by the Community Manager. • Implement and maintain a preventative maintenance program to extend property life and reduce future repairs. • Keep the maintenance shop organized, stocked and compliant with OSHA safety standards. • Maintain accurate records of service requests, EPA/OSHA compliance, preventative maintenance, and unit make‑ready status. • Participate in on‑call emergency response and assist with general upkeep of office, common areas and model units. • Supervise, train and schedule maintenance staff; provide daily performance checks, coaching and performance‑evaluation input. • Foster staff development through ongoing training, mentorship and adherence to Asset Living’s training benchmarks. • Deliver excellent customer service by monitoring request turnaround, ensuring consistent resident interactions and upholding community policies. • Ensure compliance with Fair Housing Laws, OSHA regulations and maintain hazard‑communication programs. • Provide reliable transportation to meet emergency on‑call requirements.

What You Bring
• Possess EPA & CPO certifications (HVAC preferred) and basic computer skills for on‑site software. • Meet physical demands of moving, lifting 100+ lb objects, working in confined spaces, heights, and varied weather conditions; availability for overtime, weekends and night on‑call duties.

Benefits
Compensation includes an hourly rate of $20‑$22 plus a total rewards package featuring medical, dental, vision, life, accidental and disability insurance, 401(k) with employer match, performance bonuses, paid sick days and company holidays. Candidates must possess a high school diploma, EPA & CPO certification, and reliable transportation for on‑call emergencies.
