About the Role

The Operating Engineer ensures the efficient operation and maintenance of mechanical, electrical, and plumbing systems for assigned properties, maintaining a clean and safe environment while performing routine assessments, preventive and corrective maintenance, painting, and housekeeping. The role includes monitoring equipment such as HVAC, chillers, pumps, cooling towers, and energy‑management systems, conducting inspections, repairing fixtures, doors, ceilings, and performing fire and life‑safety checks in accordance with NFPA and company standards. • Perform plumbing, electrical, and HVAC maintenance and repairs for assigned buildings. • Maintain heating equipment, chillers, DX units, pumps, cooling towers, fan coil units, VAV, and air distribution systems. • Monitor and adjust mechanical/pneumatic equipment, steam stations, control gauges, valves, thermostats, and diffusers. • Conduct preventive maintenance per C&W standards, including filter changes, coil cleaning, bearing lubrication, and chemical treatment of water systems. • Inspect engine rooms, fan rooms, cooling towers, pumps, generators, fire pumps, and replace lamps or signage as needed. • Verify emergency exit signs and lights, ensure clear egress, and perform fire and life‑safety inspections per NFPA. • Document work activities, report to supervisor, and respond promptly to emergencies and customer concerns. • Adhere to codes, regulations, C&W safety training, and uniform dress code.

What You Bring

The engineer must comply with applicable codes, complete C&W safety training, respond to emergencies, document activities, and may work extended or on‑call shifts, sometimes as the sole maintenance staff member on duty. Required qualifications include a high school diploma or GED, 5+ years of experience with building systems, relevant trade licenses, a valid driver’s license, and basic computer skills; apprenticeship or trade‑school education is preferred. • Demonstrate technical proficiency, initiative, flexibility, multitasking, and a sense of urgency. • Hold appropriate trade licenses (e.g., Journeyman Electrician, Refrigeration Certificate) and maintain a valid driver’s license.
