About the Role
The Operating Engineer supports operation, inspection, and maintenance of mechanical, HVAC, electrical, and plumbing systems. This position works a Saturday‑to‑Thursday night shift (11 pm‑7 am) with an on‑call rotation and requires existing Local 94 union membership. Under the Chief Engineer’s direction, you will supervise contractors, help develop the preventive maintenance program, and train the engineering team. You will also maintain the CMMS work‑order system, fulfill tenant service requests, prepare monthly and quarterly operational reports, and respond to emergencies while communicating effectively with clients and occupants. Typical tasks include painting, pressure washing, lighting maintenance, plumbing, HVAC service, water treatment, picture hanging, furniture repair, locksmith work, and general upkeep. You will perform facility inspections, ensure safety compliance, handle hazardous materials properly, and participate in ongoing technical and safety training. • Supervise and monitor contractor performance • Assist in developing and implementing preventive maintenance programs • Maintain daily CMMS work orders and address tenant service requests • Prepare monthly and quarterly operations and mechanical reports • Respond promptly to building emergencies • Communicate effectively with clients, occupants, and tenants • Perform general maintenance tasks such as painting, pressure washing, and lighting repairs • Service HVAC, plumbing, water treatment, and electrical systems • Conduct facility inspections and ensure safety compliance • Handle hazardous materials according to policy • Participate in ongoing technical, safety, and operational training

What You Bring
Required qualifications are 3‑5 years of experience in repair, maintenance, HVAC, plumbing, electrical, or carpentry, plus a Q01 or Q99 license. Preferred backgrounds include trade school, union training, military service, or college education, and a Universal CFC EPA certification (or interest). Leadership experience, proficiency with Microsoft Office, the ability to lift 50 lb and work at heights up to 30 ft, and strong customer service skills are also required. Candidates must be authorized to work in the United States without sponsorship. • Possess 3‑5 years of relevant repair/maintenance experience • Hold a Q01 or Q99 license and pursue Universal CFC EPA certification • Demonstrate leadership or supervisory experience • Proficient in Microsoft Office (Word, Outlook, Excel, Teams) • Physically capable of lifting 50 lb and working at heights up to 30 ft • Provide strong customer service and communication skills
