About the Role
The Assistant Community Manager (ACM) reports to the Community Manager and is responsible for day‑to‑day operations, financial management, leasing, maintenance oversight, and risk management of the assigned housing community. In the manager’s absence, the ACM supervises staff, ensures compliance with company policies, fair‑housing and OSHA standards, and drives resident satisfaction through effective service and retention programs. The role balances cash‑flow optimization, budget adherence, and a proactive on‑site leadership presence. • Post payments, reconcile receivables daily, and manage bad‑debt collections, including notices and evictions. • Support budgeted revenue, expense, and Net Operating Income targets; execute end‑of‑month closings and reporting. • Supervise on‑site staff attendance, hiring, training, coaching, and ensure compliance with company policies. • Lead leasing activities: show units, process lease agreements, implement marketing plans, and handle resident complaints. • Develop and execute resident retention initiatives such as events, promotions, and newsletters. • Oversee customer service, monitor maintenance request turnaround, and maintain property appearance through regular inspections. • Plan and procure resources, equipment, and supplies economically by obtaining vendor bids and managing contracts. • Maintain accurate resident records, conduct unit walk‑throughs, and audit files for completeness. • Ensure adherence to Fair Housing laws, OSHA requirements, and safety guidelines.
