About the Role

The Assistant Community Manager reports to the Community Manager and oversees daily operations, financial functions, leasing, maintenance, and risk management for a housing community. In the manager’s absence, the assistant acts as the onsite leader, ensuring compliance with company policies, safety standards, and fair‑housing regulations while supervising staff and residents. This role is critical to optimizing cash flow through rent collection and delinquency management. • Process and post resident payments, reconcile daily accounts receivable, and handle end‑of‑month closing. • Monitor delinquent accounts, issue late notices, coordinate resident/guarantor contact, and prepare evictions. • Ensure property meets budgeted revenue, expenses, and net operating income targets. • Screen, hire, train, coach, and evaluate onsite staff while enforcing company policies. • Conduct regular staff training, counseling, and performance management to maintain high job performance. • Oversee leasing activities, implement marketing plans, and ensure accurate lease documentation. • Resolve resident complaints, develop retention programs, and coordinate resident events and communications. • Manage maintenance service requests, conduct property inspections, and ensure timely repairs. • Optimize use of property resources, obtain vendor bids, and supervise procurement of supplies and services. • Maintain accurate resident records, audit files, and process move‑out charges and security‑deposit refunds. • Perform physical tasks including standing for extended periods, lifting up to 25 lb, climbing ladders, and working in various weather conditions and overtime as needed.
