About the Role
The Maintenance Supervisor oversees all maintenance operations, working with the Community Manager to manage service requests, preventative maintenance, staff and vendor performance, safety compliance, and resident satisfaction. • Maintain daily on‑site attendance. • Coordinate, schedule, and respond to resident and management work orders. • Perform repairs and replacements for common areas and individual units. • Inspect grounds, buildings, and community features daily for hazards. • Order and manage maintenance supplies within budget guidelines. • Run a preventative maintenance program to extend property lifespan. • Keep the maintenance shop organized, stocked, and OSHA‑compliant. • Run a hazard communications program and promote safe work practices. • Participate in unit inspections as required. • Maintain accurate records of service requests, EPA/OSHA compliance, and make‑ready status. • Assist with upkeep, maintenance, and cleaning of office, common areas, and model units. • Participate in on‑call emergency response at the community. • Plan and utilize property resources, equipment, and supplies economically. • Direct and monitor maintenance, construction, and rehabilitation activities for quality and timeliness. • Supervise, train, and schedule maintenance staff under the Community Manager’s direction. • Check daily work progress of staff and provide immediate assistance or instruction. • Provide input for employee performance evaluations. • Deliver ongoing training, coaching, counseling, and guidance per Asset benchmarks. • Promote staff harmony and high‑quality job performance through supportive leadership. • Manage excellent customer service and monitor service request turnaround times. • Ensure consistent resident interactions and enforce delegated community policies.

What You Bring
The role requires regular on‑site presence, ability to handle physically demanding tasks—including lifting 100 lb objects, working in confined spaces, and responding to on‑call emergencies—and reliable transportation for timely response. • Require High School Diploma or equivalent; EPA and CPO certifications mandatory, HVAC desired. • Possess basic computer skills and ability to operate on‑site software functions. • Demonstrate knowledge of Fair Housing Laws and OSHA requirements. • Be physically able to lift and move objects over 100 lb, work overtime, weekends, and on‑call nights, and have reliable transportation.

Benefits
