About the Role
The Community Manager oversees all operations of a housing community under the supervision of a Regional Manager. Responsibilities include managing personnel, leasing, maintenance, financials, administration, and risk, while ensuring compliance with company policies, safety, and fair‑housing guidelines. This on‑site leader drives performance and safeguards the property’s assets. • Screen, hire, train, coach, and develop on‑site staff; schedule daily office and maintenance assignments. • Address performance issues, document actions, and coordinate terminations with HR as needed. • Achieve optimal net operating income by controlling costs, improving leasing, and analyzing financial trends. • Prepare annual operating budgets, forecasts, and ensure timely rent collection and vendor invoice processing. • Create and execute annual marketing plans; guide leasing staff to close deals and maintain accurate lease documentation. • Resolve resident complaints, implement retention programs, and coordinate resident events and communications. • Lead property emergency response team and ensure compliance with safety and fair‑housing policies. • Oversee maintenance operations, conduct regular property inspections, and manage vendor contracts for repairs and renovations. • Maintain accurate administrative and leasing reports; ensure timely submission of financial close‑out documents. • Meet physical demands including standing for long periods, lifting up to 25 lb, and performing emergency call‑outs.

What You Bring
A high school diploma is required, with a Bachelor’s degree preferred; CAM or ARM certifications are advantageous. Candidates must be proficient with on‑site software, possess basic computer skills, and understand Fair Housing and OSHA regulations. The role involves physical demands such as standing for extended periods, lifting up to 25 lb, and being on‑call for emergencies, requiring reliable transportation. • Possess a high school diploma (Bachelor’s preferred); Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) beneficial. • Demonstrate proficiency with on‑site software and basic computer skills; knowledge of Fair Housing and OSHA regulations. • Reliable transportation required for on‑call emergency response.
