About the Role
The Maintenance Supervisor oversees all maintenance operations for a community, handling service requests, preventative maintenance, staff and vendor coordination, safety compliance, and resident service. The role works directly with the Community Manager to ensure property upkeep and timely resolution of issues. • Coordinate and respond to resident and management work orders, ensuring timely repairs in common areas and units. • Conduct daily inspections of grounds, buildings, and community features to identify and correct safety hazards. • Manage maintenance inventory, ordering supplies within budget and maintaining a well‑stocked, OSHA‑compliant shop. • Implement and track a preventative maintenance program to extend asset life and reduce future repairs. • Supervise, train, schedule, and evaluate maintenance staff, providing daily guidance and performance feedback. • Lead on‑call emergency response and ensure accurate record‑keeping for service requests, EPA/OSHA compliance, and make‑ready status. • Deliver excellent customer service, monitor request turnaround, and uphold consistent resident communication. • Enforce community policies and promote a positive image of the property.

What You Bring
• Required qualifications: High school diploma or equivalent, EPA & CPO certification (HVAC preferred), basic computer skills, and knowledge of Fair Housing and OSHA regulations. • Physical demands include frequent lifting/ moving of 100 lb objects, working in confined spaces, climbing ladders, operating tools and vehicles, and being available for overtime, weekends and night on‑call emergencies. • Must have reliable transportation to meet on‑call emergency requirements.
