About the Role
The Community Manager oversees all aspects of a housing community’s operations under the Regional Manager, including personnel, leasing, maintenance, financial, administrative, and risk‑management functions, while ensuring compliance with Asset Living policies, safety standards, and fair‑housing guidelines. • Screen, hire, train, coach, and develop on‑site staff; maintain daily attendance and schedules. • Address performance issues, document actions, coordinate with HR, and terminate when necessary. • Lead staff to ensure compliance with company policies and fair‑housing guidelines. • Achieve maximum net operating income through cost control, revenue growth, and leasing improvements. • Prepare annual operating budgets and forecasts; monitor rent collections, deposits, and vendor invoice reconciliation. • Oversee property closeout and ensure accurate ownership financial reporting. • Develop and execute yearly marketing and leasing plans; train staff on effective leasing techniques. • Resolve resident complaints, implement retention programs, and manage resident communications. • Show, lease, and move in prospective residents efficiently. • Ensure timely, accurate administrative and leasing reporting and manage emergency response team. • Supervise maintenance staff, monitor service request turnaround, and conduct regular property inspections. • Coordinate maintenance, construction, and rehabilitation activities to ensure quality and timely completion. • Maintain property appearance, manage vendor bids, and control supplies and equipment usage.

What You Bring
Candidates should have at least two years of experience with affordable‑housing programs such as LIHTC, HUD Section 8, Section 236, PRAC, 811, USDA Rural Development, HCD, or HOME funds; affordable‑housing accreditation (e.g., HCCP, HCP‑E) is preferred but not required. Education requirements include a high school diploma (Bachelor’s degree preferred) or equivalent housing‑industry experience, with CAM or ARM certification desired. The role demands basic computer and software skills, knowledge of Fair Housing and OSHA regulations, physical ability to stand, walk, and lift up to 25 lb, and reliable transportation for on‑call emergencies. • Minimum 2 years experience with affordable housing programs (LIHTC, HUD Section 8, Section 236, PRAC, 811, USDA Rural Development, HCD, HOME funds). • Affordable‑housing accreditation (HCCP, HCP‑E, COS, BOS, TCS, CPO) preferred. • High School Diploma or equivalent; Bachelor’s degree preferred or relevant housing industry experience. • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred. • Proficient with on‑site software and basic computer skills; knowledge of Fair Housing Laws and OSHA. • Physical ability to stand, walk, lift up to 25 lb and perform regular tasks; reliable transportation for on‑call emergencies.
