About the Role
Key responsibilities include developing and managing project cost reports, evaluating actual versus forecasted costs against budgets, and providing detailed analysis of cost risks, issues, and mitigation strategies to project managers, clients, and third parties. The analyst will create project accruals and forecast reports on a monthly, bi‑weekly, or weekly basis, support earned‑value analysis, and assist in developing project control and execution plans. Additional duties involve reviewing and approving subcontractor invoices, supporting RFP/RFQ preparation and contract negotiations, participating in value‑engineering exercises, and establishing cost‑management procedures for Cushman & Wakefield and its clients. • Develop and manage project cost reports, comparing actual and forecasted costs to budget. • Analyze cost risks, issues, and mitigation strategies for stakeholders. • Prepare project accruals and forecast reports on monthly, bi‑weekly, or weekly cycles. • Support earned‑value analysis and maintain project control plans. • Review and approve subcontractor invoices and assist with contract negotiations. • Contribute to RFP/RFQ development and value‑engineering exercises. • Design and implement cost‑management procedures for the firm and clients. • Participate in comprehensive benefits programs including health, dental, vision, retirement, and paid time off.

What You Bring
The Project Controls Analyst will support all cost management activities for one or multiple complex projects, partnering with senior project managers and senior cost analysts to create high‑level strategic cost plans. The role spans the early phases of the project lifecycle through to closeout, working closely with the project cost lead and controls manager to develop long‑term support plans, build, manage, and report cost data and analyses. Exceptional organizational, analytical, and problem‑solving skills are essential. Candidates must hold a bachelor's degree in architecture, engineering, construction management, project management, or a related field, and possess at least three years of cost‑management experience on capital projects through design and construction phases. Experience in a complex, matrixed environment, advanced Excel proficiency, and a background in the construction industry are required, with life‑sciences experience considered a strong asset. Excellent oral and written communication skills are also required. • Utilize advanced Excel skills for data analysis and reporting. • Apply at least three years of cost‑management experience on capital design and construction projects. • Communicate effectively, both orally and in writing, with diverse project teams.
