About the Role
The Maintenance Supervisor oversees all maintenance operations for a community, collaborating with the Community Manager to manage staff, vendors, service requests, preventative maintenance, safety compliance, and resident relations. This role ensures timely repairs, maintains property standards, and leads the maintenance team to deliver high‑quality, safe, and efficient service. • Attend on‑site daily. • Coordinate and respond to resident and management work orders. • Perform repairs and replacements in common areas and units. • Inspect property daily to identify and correct hazards. • Order and manage maintenance supplies within budget. • Run a preventative maintenance program to extend asset life. • Keep the maintenance shop organized and stocked per OSHA standards. • Maintain hazard communication and promote safe practices. • Participate in unit inspections as needed. • Control essential community maintenance functions. • Keep accurate records of service requests, compliance, and work status. • Assist with cleaning and upkeep of office, common areas, and model unit. • Respond to on‑call emergencies. • Acquire bids and use resources economically. • Direct and monitor maintenance, construction, and rehab activities for quality and speed. • Supervise, train, and schedule maintenance staff. • Monitor daily work progress and provide assistance. • Supply performance evaluation input to Community Manager. • Deliver ongoing training, coaching, and guidance per Asset benchmarks. • Foster teamwork and high‑quality performance. • Deliver excellent customer service and track response times. • Promote a positive community image. • Ensure consistent resident interactions. • Enforce community policies as delegated. • Perform tasks in varied weather conditions and handle hazardous chemicals.

What You Bring
• High School diploma or equivalent. • EPA & CPO certification (HVAC preferred). • Basic computer skills for on‑site software. • Knowledge of Fair Housing and OSHA regulations. • Ability to lift and move objects over 100 lb, work in confined spaces, climb ladders, and use power tools. • Available for overtime, weekends, and on‑call emergencies. • Reliable transportation for emergency on‑call duties.
