About the Role

The Assistant Community Manager reports to the Community Manager and is responsible for daily operations, financial management, rent collection, staff supervision, compliance with policies, safety, and fair‑housing guidelines, stepping in for the Community Manager when needed. • Post all payments and income from applicants, current and former residents accurately and promptly. • Process, reconcile, and monitor daily accounts receivable and follow up on bad debt, including late notices and evictions. • Assist the property in meeting budgeted revenue, expenses, and Net Operating Income targets. • Post resident charges, utility bill‑backs, move‑out charges, statements, and security‑deposit refunds. • Complete end‑of‑month closing procedures and generate related reports. • Maintain organized resident files and conduct regular audits for accuracy. • Provide daily onsite attendance and supervise staff hiring, training, coaching, and development. • Ensure staff adherence to company policies, safety standards, and fair‑housing regulations. • Implement effective leasing techniques, manage lease documentation, and keep reporting systems current. • Execute marketing strategies from the annual plan and handle resident complaints to ensure satisfaction. • Develop resident‑retention programs such as events, promotions, and newsletters. • Show, lease, and move in prospective residents efficiently. • Oversee customer service, monitor maintenance request turnaround, and ensure timely property repairs through regular inspections. • Plan and manage property resources, obtain competitive bids, and address inadequate vendor services. • Perform physical tasks such as standing, walking, lifting up to 25 lb, climbing ladders, and operating equipment, and be available for overtime, weekends, and emergency calls.

What You Bring

• Possess a high school diploma or equivalent; a bachelor’s degree or two years of housing industry experience is preferred. • Demonstrate proficiency with onsite software and basic computer skills. • Understand Fair Housing Laws and OSHA requirements.
