About the Role
The Maintenance Supervisor leads all maintenance operations for a community, handling service requests, preventative programs, staff and vendor oversight, safety compliance and resident customer service, working closely with the Community Manager. • Oversee daily maintenance activities, respond to resident and management work orders, and ensure timely repairs in common areas and units. • Conduct daily inspections of grounds, buildings and other property features to identify and correct hazards. • Manage maintenance supplies inventory, ordering within budget and maintaining a well‑stocked, OSHA‑compliant shop. • Implement and track a preventative maintenance program to extend property life and reduce future repairs. • Supervise, train and schedule maintenance staff, providing coaching, performance feedback and on‑the‑job assistance. • Coordinate with vendors and contractors, obtain bids, and monitor the quality and speed of construction, rehabilitation and make‑ready projects. • Deliver excellent customer service, monitor service request turnaround, and enforce community policies consistently. • Participate in on‑call emergency response and be available for overtime, weekends and night shifts as needed.

What You Bring
The role requires a high school diploma, EPA & CPO certification (HVAC preferred), knowledge of Fair Housing and OSHA, reliable transportation for on‑call emergencies, and the physical ability to perform tasks such as moving 100‑lb objects, working in confined spaces and overtime hours. • Hold a High School Diploma or equivalent, EPA & CPO certification (HVAC desired), and basic computer skills for on‑site software. • Possess knowledge of Fair Housing Laws, OSHA requirements, and reliable transportation for emergency calls. • Physical ability to lift and move objects over 100 lb, work in confined spaces, operate power tools, and endure outdoor weather conditions.

Benefits
