About the Role
The Community Manager reports to the Regional Manager and oversees all on‑site operations of a housing community, including personnel, leasing, maintenance, financial, administrative, and risk management functions. This on‑site leader ensures compliance with Asset policies, safety standards, fair‑housing guidelines, and liability requirements while driving performance and resident satisfaction. • Conduct daily on‑site attendance and manage personnel, including screening, hiring, training, coaching, and performance documentation. • Create and maintain weekly/daily office and maintenance staff schedules; address performance issues and enforce company policies. • Drive net operating income through cost control, revenue growth, budgeting, and leasing improvements; develop annual operating budgets and forecasts. • Oversee rent collections, deposit reconciliations, vendor invoice processing, and timely financial reporting. • Develop and execute annual marketing plans; ensure effective leasing techniques, lease documentation, and resident retention programs. • Respond to resident complaints, coordinate resident functions, newsletters, and promotions to maintain satisfaction. • Show, lease, and move in prospective residents efficiently. • Ensure accurate and timely administrative and leasing reports; lead emergency response team for property incidents. • Manage customer service, maintenance request turnaround, property appearance, inspections, and timely repairs. • Plan and control property resources, obtain vendor bids, and supervise maintenance, construction, and rehabilitation activities. • Maintain compliance with Fair Housing Laws, OSHA, and Asset policies; ensure staff adherence to safety and liability guidelines. • Perform on‑site software functions and basic computer tasks.

What You Bring
• Meet physical requirements including standing, lifting up to 25 lb, climbing ladders, operating equipment, and working varied weather conditions. • Possess reliable transportation for on‑call emergency duties. • High School Diploma or equivalent; Bachelor’s degree preferred or four years housing industry experience, or related experience/training. • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred. • Basic computer and on‑site software proficiency. • Knowledge of Fair Housing Laws and OSHA requirements.

Benefits
Compensation includes a salary range of $75,000 to $82,000, a comprehensive benefits package (medical, dental, vision, life, accidental and disability insurance), 401(k) matching, and potential commission or performance bonuses, along with paid sick days and company holidays. • Salary range $75,000–$82,000 annually. • Comprehensive benefits: medical, dental, vision, life, accidental, disability insurance. • 401(k) with employer match. • Commission and performance bonuses where applicable. • Paid sick days and company holidays.
