About the Role
The Project Director manages and coordinates projects of all sizes through design, permitting, and construction phases. They lead site Project Managers, oversee staff development, and act as the principal project representative with significant independence. The role also holds full responsibility for project financials, including budgeting, payment terms, and collection of outstanding payments. Senior and Executive Project Directors additionally mentor assigned Project Estimators. • Review projects to ensure scope is clearly documented and understood by the customer. • Establish a budget for each project that ensures completion at budgeted gross margins. • Assume overall responsibility for project financials, including pricing, costs, margins, and budget creation. • Establish payment terms, including progress billings and deductible payments, in accordance with ATI best practices. • Direct and instruct Project Managers on established payment terms and collection of outstanding amounts. • Collect all outstanding accounts receivable, directly or through internal Legal and Collections partnerships. • Manage and provide mentorship to Project Estimators. • Review job financial performance and provide improvement insights. • Conduct joint job walks. • Administer 360-degree reviews at jobs. • Ensure compliance with TPA requirements and maintain strong POM scores. • Conduct annual performance reviews. • Identify and assign training and developmental opportunities. • Establish an achievable completion schedule agreed upon with the customer. • Acquire, direct, and manage subcontractors to complete work, including preparing and negotiating subcontractor agreements. • Review and inspect work performed to ensure quality. • Communicate throughout the project with the customer via email, the assigned Project Manager, and A/R. • Work with the customer to complete change orders. • Prepare and complete punch list items at project closeout, if applicable. • Resolve conflicts, warranty issues, and other complaints. • Monitor compliance with OSHA regulations and all company safety policies. • Participate in company-sponsored marketing functions and events. • Uphold all company policies, procedures, and safety standards.

What You Bring
Project Directors are authorized to manage projects up to $250,000 in value, while Senior and Executive Project Directors have no financial limit and generate their own business. Candidates must have a high school diploma and at least five years of restoration experience. Required experience includes three or more years as an Estimator or Project Manager in disaster restoration with expertise in water mitigation, fire restoration, and mold remediation, plus two or more years as a Project Director with excellent performance ratings. Senior and Executive levels require additional years of experience and strong performance records. Required certifications include IICRC certification at all levels and Xactimate certification: Level 1 for Project Directors, Level 2 for Senior Project Directors, and Level 3 for Executive Project Directors. The role demands strong organizational, time‑management, and communication skills, the ability to work without supervision, and proficiency in water, fire, and mold trade practices. Candidates must be able to train, supervise, and mentor staff, prioritize work, negotiate with subcontractors, and maintain ethical standards while handling emotional customer situations.
