About the Role
Job Summary: Full commercial management of a number of housing projects from conception to completion, providing information for land purchase exercises, managing the flow of Health and Safety information, and monitoring and reporting build costs, savings and excesses. • Manage full commercial lifecycle of housing projects from conception to completion. • Calculate and monitor prime costs (house pricing, labour, site work, remediation) and report movements. • Reconcile site infrastructure budgets against phased developments. • Provide detailed cost budgets to Site Managers and prepare authorisation budgets. • Implement value‑engineering solutions to optimise profit and efficiency. • Maintain and price schedules of quantities using the Bill of Quantities database. • Manage public works adoption process and Housing Association contracts and valuations. • Oversee closed contract provisions, orders, and subcontractor pricing for customer options. • Supply cost information for land purchase exercises, including feasibility studies via COINS. • Apportion prime costs to individual plots and produce profit analyses for the Director. • Monitor subcontractor cost movements and manage procurement, payments, variations, and final accounts. • Conduct monthly production valuations and forecast final accounts. • Report savings and excesses against budgets to the Director. • Ensure compliance with Building Regulations, NHBC, HSE and other relevant codes of practice. • Reconcile and recharge shared costs across group businesses. • Attend project, concept, pre‑tender, pre‑start, specification and other relevant meetings. • Maintain computer‑based databases and regularly attend sites to support commercial functions.

What You Bring
• Extensive experience in house‑building commercial management. • Strong knowledge of Building Regulations, NHBC and Health & Safety requirements. • Relevant industry qualification; CIOB or RICS membership preferred. • Strong managerial and negotiation skills with internal and external clients. • Working knowledge of contract law. • IT literate; COINS system experience preferred.
