The Maintenance Technician executes maintenance requests by diagnosing problems and performing repairs to preserve the community’s physical condition. Service requests and repairs are completed promptly, and vacant apartments are turned over to be rent‑ready in a timely manner. • Diagnose and repair HVAC, electrical, plumbing, major appliances, carpentry, emergency systems, flooring, hardware accessories, masonry, painting/wallpaper, water features, and waste management systems. • Complete assigned service requests and repairs according to company standards in a timely manner. • Ensure vacant apartments are rent‑ready promptly and perform turnkey work as required. • Conduct apartment preventative maintenance. • Assist in painting interior and exterior surfaces. • Maintain an incident‑ and injury‑free safety culture by following AvalonBay safety policies and reporting unsafe conditions or equipment. • Perform hot works—including brazing, soldering, and welding—within AvalonBay standards.

What You Bring
Ideal candidates bring 2–3 years of maintenance experience across HVAC, plumbing, electrical, and general repairs, possess a valid driver’s license, and can participate in a monthly on‑call rotation. Strong communication skills are essential for delivering customer service to residents and team members while adhering to company policies and safety procedures. • 2–3 years of maintenance experience with HVAC, plumbing, electrical, and general repairs. • Valid driver’s license. • Ability to participate in an on‑call rotation schedule. • Strong customer‑service communication with associates and residents. • Ability to read and follow policies and procedures (e.g., key control, turnover, emergency). • Knowledge of cleaning chemicals, SDS, and proper application of supplies. • Understanding and proper use of personal protective equipment (PPE). • Basic knowledge of emergency system shutoffs and operation sequences. • Familiarity with paint types and tools.
