About the Role
The Maintenance Supervisor leads all maintenance functions for a community, partnering with the Community Manager to oversee staff, vendors, service requests, preventative programs and safety compliance. The role ensures the property’s common areas and units are well‑maintained, hazardous conditions are mitigated, and resident satisfaction is upheld. • Attend the property daily and coordinate resident and management work orders. • Inspect grounds, buildings, and common areas to identify and correct hazards. • Manage maintenance supplies inventory within budget and order as needed. • Maintain a preventative maintenance program to extend asset life. • Keep the maintenance shop organized, stocked, and compliant with OSHA standards. • Ensure accurate records of service requests, EPA/OSHA compliance, and work progress. • Participate in on‑call emergency response and unit inspections. • Supervise, train, schedule, and evaluate maintenance staff under the Community Manager’s direction. • Provide coaching, counseling, and ongoing training to ensure staff performance. • Deliver excellent customer service, monitor request turnaround, and uphold community policies. • Promote a positive community image to achieve property objectives. • Perform physical tasks such as lifting 100+ lb objects, navigating confined spaces, and working overtime, weekends, and nights. • Maintain reliable transportation for on‑call emergencies.

What You Bring
The position demands regular on‑site presence, the ability to lift and move objects over 100 lb, and flexibility to work overtime, weekends and on‑call emergency hours. Reliable transportation is required to respond promptly to property emergencies. • Hold a high school diploma or equivalent; EPA and CPO certifications required (HVAC preferred). • Demonstrate basic computer skills and knowledge of Fair Housing and OSHA regulations.
