About the Role
The Project Leader is responsible for supervising project planning, site contractors, and ensuring that fit‑out works—including all interior fixings and equipment—are completed to a satisfactory standard while maintaining client satisfaction throughout the project lifecycle. The role emphasizes quality delivery and effective coordination of all parties involved. In this role you will independently manage medium to large fit‑out projects and concurrently oversee multiple minor projects, including remote management when required. You will lead and supervise all facets of project management—budget, schedule, procurement, quality, and risk—across planning, design, construction, occupancy, and closeout phases. You will interpret and apply complex documentation such as contracts, leases, work letters, charters, surveys, and drawings. Responsibilities include preparing scopes of work, cost estimates, cash‑flow forecasts, work‑plan schedules, quality control measures, and risk identification. Additionally, you will identify and qualify delivery resources, conduct request‑for‑proposal processes, perform bid analysis, and recommend suitable contractors to clients. The Project Leader will guide the project team, establish communication plans, facilitate meetings, and ensure consistent documentation governance aligned with company and client standards. Progress will be tracked against objectives, budgets, and timelines, with regular status reporting, variance analysis, and action‑plan development. Proactive risk management, constructability reviews, and mitigation strategies will be employed to reduce or eliminate project risks. Supporting business development activities by identifying potential clients and arranging meetings is also part of the role, as is managing client relationships through periodic feedback collection. Financial oversight includes monitoring project financials and resource deployment to achieve targeted gross margins. Mentorship and guidance are provided to junior team members to foster their professional growth. • Lead and supervise all aspects of fit‑out projects, including budgeting, scheduling, procurement, quality, and risk management. • Prepare scopes, cost estimates, cash‑flow forecasts, work plans, and risk assessments. • Source and evaluate delivery resources through RFPs, bid analysis, and interviews. • Produce and maintain project documentation and communication plans. • Monitor project progress against goals, budgets, and timelines; report variances and implement corrective actions. • Identify and mitigate complex project risks and conduct constructability reviews. • Support business development by identifying prospects and arranging client meetings. • Manage client relationships, gather feedback, and ensure satisfaction throughout the project lifecycle. • Oversee project financials to achieve target gross margins and allocate resources efficiently. • Mentor junior team members and provide guidance.

What You Bring
Candidates should hold a BE or Diploma in Civil or MEP engineering with ten or more years of experience in interior fit‑outs, particularly within retail, commercial or F&B sectors. Experience with leading IPCs and project management consultancies is preferred, along with technical awareness of civil, electro‑mechanical, and architectural works. Strong organizational, motivational, detail‑oriented, communication and interpersonal skills are essential. • BE or Diploma in Civil or MEP engineering. • 10+ years experience in interior fit‑outs for retail, commercial or F&B sectors. • Experience with leading IPCs and preferably project management consultancy. • Strong technical knowledge of civil, electro‑mechanical, and architectural works. • Excellent organization, attention to detail, communication and interpersonal skills.
