About the Role
The Technical Manager role in Bangalore’s Property and Asset Management team is responsible for daily site operations, ensuring all technical services meet client requirements, and overseeing all electromechanical operations, repairs, and maintenance. • Oversee building systems including fire/life safety, MEP, and critical utilities, ensuring compliance. • Document assets, defect liability periods, and AMC/CAMC in tracking systems. • Hire, train, and develop shift engineers and maintenance staff. • Formulate budgeting controls and monitor SLAs and KPIs for JLL and outsourced agencies. • Ensure timely renewal of agreements, invoice submission, and payment follow‑up. • Review vendor quotations and invoices; validate cost sheet sign‑offs. • Administer engineering operational accounts and assist in budgeting. • Implement asset‑specific maintenance and safety procedures; enforce compliance. • Guarantee scheduled preventive maintenance (PPM) is performed and continuously improve the program. • Coordinate with contractors, tenants, and engineers; maintain service/repair contracts. • Conduct root‑cause analysis of system failures and develop corrective actions. • Manage inventory control for parts procurement and utilization. • Perform regular inspections of MEP equipment and adjust controls as required. • Ensure compliance with applicable codes, regulations, government agencies, and company directives. • Maintain as‑built drawing and transition document libraries. • Develop emergency response plans and participate in evacuation drills. • Prepare engineering reports such as DMR and MMR and maintain procedure manuals. • Submit client‑approved cost sheets and invoices; follow up for payments. • Collaborate with regional, head office, SME, and training teams to close required reports. • Promote a safety‑first culture under the slogan “No Safety No Work”.

What You Bring
Reporting to the Property Manager and working at Godrej Centre Indiranagar, the role demands analytical and meticulous skills, attention to detail, strong problem‑solving abilities, and effective communication, both written and oral. Candidates must hold a degree or diploma in Electrical, Mechanical, Civil, or Marine Engineering, with 4‑5 years of experience in the facility, real‑estate, hotel, or construction industry, and possess a solid understanding of safety and environmental concerns.
