About the Role

The Maintenance Technician role supports the property’s maintenance processes—corrective, preventative, routine, emergency, and cosmetic work—as well as the make‑ready process, reporting to the Maintenance Supervisor and Community Manager. • Attend the property daily and respond promptly to resident and management work orders for common areas, buildings, and units. • Perform corrective, preventative, routine, emergency, and cosmetic maintenance, including repairs and replacements. • Assist with scheduling and executing maintenance‑related turn events and unit make‑ready processes. • Maintain exterior grounds, breezeways, and common areas, including daily clean‑up. • Conduct swimming pool maintenance, cleaning, and accurate chemical logging. • Inspect grounds, buildings, and community features daily to identify and correct hazards. • Execute the preventative maintenance program to extend asset life and reduce future repairs. • Keep the maintenance shop organized, stocked, and compliant with OSHA safety standards. • Support hazard communication, safety training, and safe work practices. • Record service requests, EPA/OSHA compliance, preventative maintenance, and make‑ready status accurately. • Provide excellent customer service, monitor request turnaround, and enforce community policies. • Participate in on‑call emergency response and report any community rule violations. • Maintain required physical capabilities: climb ladders, lift 100+ lb objects, work in confined spaces, and operate tools and vehicles.

What You Bring

• Possess a high school diploma or equivalent, basic computer skills, and knowledge of Fair Housing and OSHA regulations. • Have reliable transportation to fulfill emergency on‑call duties.
