About the Role

The Maintenance Technician supports corrective, preventative, routine, emergency, and cosmetic maintenance and assists with the make‑ready process under the supervision of the Maintenance Supervisor and Community Manager. The role requires daily onsite attendance, prompt response to work orders, pool maintenance and chemical logging, regular inspection of grounds and facilities, organization of the maintenance shop, adherence to OSHA policies, and participation in on‑call emergencies. • Attend property daily and respond promptly to resident and management work orders for common areas, buildings, and units. • Perform corrective, preventative, routine, emergency, and cosmetic maintenance, including swimming pool cleaning and chemical logging. • Assist with unit turn events, make‑ready processes, and general cleaning of offices, common areas, and model units. • Inspect grounds and facilities each day to identify and correct hazards, ensuring safety and OSHA compliance. • Maintain a well‑organized, properly stocked maintenance shop and manage inventory of tools and supplies. • Keep accurate records of service requests, preventive maintenance, EPA/OSHA standards, and make‑ready status. • Provide excellent customer service, monitor response times, and enforce community policies. • Participate in on‑call emergency response and promote safe work practices.

What You Bring

• Require a high school diploma or equivalent, basic computer skills, and knowledge of Fair Housing and OSHA regulations. • Physical ability to lift/move objects 100+ lb, climb ladders, work in confined spaces, endure outdoor conditions, and work overtime, weekends, and nights as needed. • Must have reliable transportation for emergency on‑call duties.
