About the Role
The Community Manager role reports to the Regional Manager and oversees all on‑site operations of a housing community, including personnel, leasing, maintenance, financials, administration and risk management, ensuring compliance with policies, safety and fair‑housing standards. The position requires daily on‑site attendance, leadership of staff through hiring, training, coaching, scheduling and performance management, and fostering a harmonious, high‑performing team. Financial responsibilities include maximizing net operating income, creating budgets, monitoring rent collection, vendor invoicing, and delivering accurate financial close‑outs and reports. Leasing duties involve developing annual marketing plans, guiding staff leasing processes, handling resident concerns, implementing retention programs, and showing, leasing and moving in prospective residents. Administrative and maintenance oversight includes accurate reporting, emergency response leadership, ensuring customer service quality, maintaining property appearance, managing resources economically, and supervising maintenance and rehabilitation work. • Screen, hire, train, and coach on‑site staff while maintaining compliance with Asset training standards. • Create and manage weekly/daily schedules for office and maintenance teams. • Address performance issues, document actions, and coordinate with HR for terminations when necessary. • Develop and monitor annual operating budgets and forecasts to maximize net operating income. • Oversee rent collection, deposit reconciliation, and vendor invoice processing. • Design and execute annual marketing plans to drive leasing activity. • Lead resident complaint resolution and implement retention initiatives such as events and newsletters. • Show, lease, and coordinate move‑ins for prospective residents. • Ensure timely and accurate administrative and leasing reporting. • Lead emergency response team and manage property emergencies per company guidelines. • Supervise maintenance, construction, and rehabilitation projects to ensure quality and timeliness.

What You Bring
Candidates need at least a high school diploma (Bachelor’s preferred), relevant housing experience, CAM or ARM certification preferred, basic computer skills, and knowledge of Fair Housing and OSHA regulations. Physical demands include standing, walking, lifting up to 25 lb, climbing ladders, operating equipment, and responding to emergencies, with the need for reliable transportation for on‑call duties. • Possess High School Diploma (Bachelor’s preferred) and 1‑4 years housing industry experience; CAM or ARM certification advantageous. • Demonstrate basic computer proficiency and knowledge of Fair Housing Laws and OSHA requirements. • Meet physical requirements: standing, lifting up to 25 lb, climbing ladders, operating equipment, and working overtime or on‑call. • Reliable transportation required for emergency on‑call duties.
