About the Role
• Lead safety culture, mentor staff, investigate incidents, and retrain as needed. • Manage JE Dunn pre‑start checklist. • Support preconstruction: quantity takeoff, trade coordination, scope development, bid packages, schedule, bid list, and advertisement. • Plan and implement buyout schedule; verify pricing, select bidders, perform gap analysis, and issue subcontracts. • Manage submittal schedule; coordinate priorities; review and approve shop drawings and samples before submission. • Ensure approved submittals are returned to subcontractors per schedule and contract. • Coordinate with Logistics for material and equipment pricing. • Work with risk management to secure approvals/bonding for subcontractors and conduct ongoing risk analysis. • Coordinate project stakeholders including subcontractors, owner, field, design team, and vendors. • Disseminate change requests; gather and evaluate subcontractor pricing. • Prepare and obtain owner/architect approval for change requests. • Lead monthly project reviews, progress meetings, and Owner‑Architect meetings. • Process monthly subcontractor and owner pay applications. • Prepare project schedule with Superintendent, apply Lean principles, and manage resources. • Identify schedule impacts (scope, weather, manpower) and facilitate mitigation plans. • Document decisions affecting budget, schedule, legal, quality, and safety. • Provide regular reporting and analysis of project status and profitability. • Prepare monthly cost and margin forecasts; review budget discrepancies. • Lead project closeout using best practices (punch list, financials, warranties). • Interface with regional/legal counsel as needed. • Lead and participate in project‑specific safety plan and culture. • Complete estimating and productivity analysis. • Support senior management in preconstruction client discussions. • Oversee development of preconstruction estimates. • Identify, understand, and manage project risks. • Assist in developing and managing the project business plan for financial success. • Implement and manage operations/admin of complex or multiple projects. • Identify problems and recommend solutions for team implementation. • Manage deliverables from internal resources such as IPS, logistics, and self‑perform. • Engage in business, industry, and community activities to build relationships. • Review and approve expense reports. • Negotiate change orders, contingencies, and fee enhancements. • Complete scope review and bid analysis; award subcontracts. • Collaborate with marketing on presentations and activities. • Promote diversity and inclusion; ensure policy implementation. • Perform work accurately, completely, and in a timely manner. • Build relationships that transcend individual projects. • Manage budgets, maximize profitability, and generate future work through relationships. • Construct projects from start to finish, including budgeting, GMPs, hard bids, and range estimates. • Assist marketing with presentations and activities. • Develop and manage project teams; collaborate internally and externally.

What You Bring
The role requires strong leadership in safety, preconstruction, buyout, submittals, risk management, scheduling, cost control, and project closeout, while fostering collaboration among owners, designers, subcontractors, and internal stakeholders. Candidates must hold a bachelor’s degree in construction management or a related field (or equivalent experience), have at least ten years of construction management experience, and possess advanced communication, presentation, and software skills. They must be able to travel, lift up to 25 lb, and work non‑traditional hours as needed. • Understand preconstruction from concept through GMP development. • Advanced verbal and written communication skills. • Advanced presentation abilities. • Intermediate proficiency in MS Office. • Apply construction management fundamentals to projects. • Understand project processes supporting successful completion. • Intermediate proficiency in CMiC, construction technology, scheduling software, and BIM. • Apply Lean processes and philosophy. • Bachelor’s degree in construction management, engineering, or related field (or equivalent experience). • 10+ years of construction management experience. • Valid unrestricted driver’s license. • Ability to lift up to 25 lb. • Willingness to work non‑traditional hours to meet project needs. • Possible exposure to extreme weather conditions. • Frequent sitting and computer use; occasional standing, walking, climbing, and reaching.
