About the Role
The Maintenance Technician provides support and is accountable for delivering on commitments to residents, including quality move‑ins, residential satisfaction, expedited service, and personal attention. The role responds to resident service needs and helps deliver superior customer service. Essential duties include preparing make‑ready apartments (painting, carpet repairs, cleaning, general repairs), responding promptly to resident requests, and performing maintenance tasks such as plumbing, HVAC, basic electrical, carpentry, painting, and snow removal. The technician also maintains grounds, pools, common areas, and dog park amenities, reports concerns to the supervisor, follows on‑call schedules, and adheres to fair‑housing laws and company policies. • Prepare make‑ready apartments, including painting, carpet repairs, cleaning, and general repairs. • Respond to resident service requests promptly and professionally. • Perform maintenance on plumbing, HVAC, basic electrical, carpentry, painting, and snow removal as needed. • Maintain grounds, pools/hot tubs, common areas, and dog park amenities in clean, safe condition. • Report maintenance concerns on vacant units, model units, and common areas to the supervisor. • Participate in on‑call scheduling for after‑hour emergencies. • Follow state, local, and federal fair‑housing laws and company safety procedures. • Read and interpret policy manuals, safety rules, and maintenance instructions. • Perform basic math calculations and prepare routine reports and correspondence.

What You Bring
The position requires a valid driver’s license, EPA 608 certification (Type II and CPO or local equivalent), and the ability to read manuals, compute ratios, follow instructions, and write routine reports while observing safety procedures. Education requirements include a high school diploma, GED, trade, technical, or vocational schooling, and at least one year of related experience. The work environment is a professional office setting with regular travel between properties, exposure to varying weather conditions, and use of standard office equipment. Physical demands involve standing, walking, climbing stairs or ladders, lifting up to 100 lb, and being able to travel up to 10 % of the time. • Hold a valid driver’s license and EPA 608 Type II and CPO (or local equivalent) certification. • Meet education requirement: high school diploma, GED, or trade/technical/vocational schooling. • Possess at least 1 + year of related maintenance experience. • Travel between properties and work in various weather conditions; lift up to 100 lb regularly.
