About the Role
The Senior Director, Commercial Management, EMEA leads commercial management for Equinix’s major expansion construction projects across the region. This role sets strategic direction and provides day‑to‑day leadership to reduce construction costs, strengthen financial controls, and mitigate contractual and commercial risks. The leader also drives program management for the Design & Construction function, including developing business cases for executive approval. • Provide strategic oversight for planning and monitoring construction projects from start to completion • Monitor financial close‑out on all projects, including vendor settlement • Report status, successes, challenges, and key activities to senior management • Develop, manage, and achieve key commercial metrics • Drive continuous improvement initiatives and develop best practices • Ensure appropriate cost‑management resources are identified, engaged, and managed on regional projects • Provide cost‑management advice and support • Oversee commercial change‑management and change‑evaluation efforts on all projects • Oversee preparation of budgets, including detailed cost modeling and benchmarking analysis, and present to senior management • Monitor adherence to budget throughout project lifespan, performing cost checks, value engineering, cost‑saving initiatives, and evaluating alternatives • Review analytics for project portfolio cash flow and earned‑value analysis • Review project cost reports and conduct regular reviews with senior management • Act as stage‑gate approver of budgets prior to executive approval • Ensure adherence to company expenditure limits • Guide development of requests for proposal for design services, owner‑furnished equipment, and general contractor agreements • Lead contracting strategy and sign off construction contracts • Guide contract policy and ensure audit compliance • Advise and intervene to resolve major contractual claims and disputes • Establish risk‑management policy and auditing compliance • Lead commercial risk‑management efforts, including audits, contingency analyses, risk identification, and management training • Drive global coordination when developing strategies with corporate development, legal, and company management, and manage internal stakeholders • Directly manage a team of Commercial Managers and collaborate with internal project teams • Lead regional Commercial Management team to operate as an industry‑leading function • Train and develop in‑house teams on commercial controls and best practices

What You Bring
• Extensive experience in data‑center or mission‑critical system design, construction, and costing (preferred) • Bachelor’s degree in construction, business, finance or related field (preferred) • RICS accreditation (Royal Institute of Chartered Surveyors) preferred
