About the Role
The Assistant Community Manager supports the Community Manager in day‑to‑day operations and financial stewardship of an on‑site housing community. Responsibilities include overseeing personnel, leasing, maintenance, budgeting, risk management, and ensuring compliance with company policies, safety standards and Fair Housing regulations. The role also drives rent collection and cash‑flow optimization while acting as the primary on‑site leader in the manager’s absence. • Post all resident payments and income accurately and promptly. • Process and reconcile daily accounts receivable. • Monitor delinquent accounts, issue late notices, contact residents/guarantors, and coordinate evictions. • Perform end‑of‑month closing procedures and produce financial reports. • Conduct unit walk‑throughs, assess move‑out charges, and issue security‑deposit refunds. • Maintain organized resident files and perform regular audits. • Enforce daily on‑site attendance and supervise staff presence. • Screen, hire, train, coach and develop on‑site personnel following company directives. • Provide ongoing training, counseling and performance feedback to ensure staff effectiveness. • Ensure staff adherence to company policies, safety and Fair Housing guidelines. • Oversee leasing activities: show units, process applications, execute leases and maintain accurate documentation. • Implement marketing strategies per the annual plan and drive resident acquisition. • Address resident complaints, concerns and service requests to maintain satisfaction. • Develop and execute resident retention programs such as events, promotions and newsletters. • Manage customer service standards and monitor maintenance request turnaround times. • Conduct regular property inspections to ensure appearance and timely repairs. • Plan and control property resources, obtain vendor bids and manage supply costs. • Understand and apply Fair Housing laws and OSHA requirements.

What You Bring
Candidates should have at least one year of experience with affordable housing programs such as LIHTC, HUD Section 8, USDA Rural Development, or HOME funds; certifications like HCCP, HCP‑E, or similar are a plus. A high school diploma or equivalent is required, with a bachelor’s degree or two years of housing‑industry experience preferred, along with basic computer skills and knowledge of Fair Housing and OSHA requirements. The position requires frequent standing, walking, climbing ladders, and lifting objects up to 25 lb, as well as the ability to work overtime, weekends, nights and in varied environmental conditions, including confined spaces and extreme temperatures. Employees must also operate tools, vehicles, and communicate effectively while maintaining safety and compliance. • Possess at least one year of experience with affordable housing programs (e.g., LIHTC, HUD Section 8, USDA Rural Development, HOME funds). • Hold or be eligible for affordable‑housing certifications (e.g., HCCP, HCP‑E, COS) – preferred. • Minimum education: high school diploma or equivalent; bachelor’s degree or two years housing‑industry experience preferred. • Demonstrate basic computer proficiency and ability to use on‑site software systems. • Ability to stand or sit for prolonged periods, climb ladders, stairs or scaffolding, and lift up to 25 lb. • Capability to work overtime, weekends, night shifts and in extreme weather or confined spaces.

Benefits
