About the Role

In this role you will be responsible for defining project scope, delivery strategy and commercial governance, while aligning design intent with development strategy and cost outcomes. You will guide phasing, yield optimisation, and cost‑led masterplan decisions, and provide senior technical leadership across feasibility to detailed design stages. You will also drive the growth of frameworks, key accounts and market sectors, and support the development of service offerings, cost tools and thought‑leadership initiatives. • Lead cost planning and commercial strategy for large-scale masterplanning, mixed-use, infrastructure-led and complex developments • Provide strategic cost and commercial advice to support client decision-making at programme and portfolio level • Lead project set-up, scope definition, delivery strategy, and commercial governance from appointment through completion • Advise on phasing strategies, development yields, benchmarking, and cost-led masterplan optimisation • Ensure alignment between design intent, development strategy, and cost outcomes • Contribute to the growth and expansion of frameworks, key accounts, and priority market sectors • Support development of service offerings, cost tools, benchmarks, and thought leadership initiatives • Provide leadership and oversight to multiple project teams across a diverse portfolio • Plan, allocate, and manage resources to achieve delivery excellence within agreed fees, programmes, and utilization targets • Provide senior technical leadership across feasibility, concept, schematic, and detailed design cost planning • Oversee and challenge cost models, benchmarks, risk allowances, contingency strategies, and value engineering proposals

What You Bring

We are hiring a highly experienced Associate Director – Cost Management for our masterplanning and infrastructure cost team. The role occupies a critical leadership position, shaping cost strategy from early concept through pre‑tender stages on large‑scale, mixed‑use and master‑planning developments. The successful candidate will combine strong commercial acumen, strategic advisory expertise, and confidence in engaging clients, designers and internal leadership. The ideal candidate holds a bachelor’s degree in Quantity Surveying, is MRICS‑qualified, and brings 12‑15+ years of experience delivering major infrastructure, mixed‑use or complex development projects.
