About the Role

The Maintenance Supervisor oversees all maintenance operations for a community, ensuring timely service requests, preventative maintenance, safety compliance, and high‑quality customer service while working closely with the Community Manager and supervising staff and vendors. • Attend site daily and coordinate resident and management work orders. • Inspect and maintain common areas, units, grounds, and building features to address hazards. • Manage inventory of maintenance supplies within budget and keep a stocked shop following OSHA standards. • Implement and oversee a preventative maintenance program to extend property life and reduce repairs. • Maintain accurate records of service requests, EPA/OSHA compliance, preventative maintenance, and work progress. • Supervise, train, schedule, and evaluate maintenance staff, providing daily guidance and performance input. • Ensure staff compliance with Asset training benchmarks through ongoing coaching and counseling. • Deliver excellent customer service, monitor request turnaround, and uphold community policies. • Participate in on‑call emergency response and assist with office, common area, and model unit upkeep. • Plan economical use of resources, obtain vendor bids, and oversee quality of construction and rehabilitation work. • Maintain hazard communications program and promote safe work practices.

What You Bring

• High School Diploma or equivalent required; EPA & CPO certification mandatory; HVAC certification desired. • Basic computer skills and ability to use on‑site software. • Knowledge of Fair Housing Laws and OSHA requirements. • Ability to lift or move objects over 100 lb, work in confined spaces, climb ladders, and operate power tools and vehicles. • Availability for overtime, weekends, and on‑call emergencies, including night hours. • Reliable transportation required for emergency response.

Benefits
