About the Role

Technician III is responsible for operating facility mechanical and other supporting systems, performing structured inspections, and executing preventative and corrective maintenance as well as routine and on‑demand services on facility equipment. The role must be performed in accordance with established processes and comply with internal and external requirements, including environmental, health, safety, and fire protection standards. Key duties include troubleshooting mechanical and electrical equipment, conducting regular monitoring inspections, responding to service requests, operating mechanical systems, and managing the work‑order lifecycle from dispatch to completion while recording resolution data. The technician also assists in implementing the preventative maintenance program, identifies and escalates deficiencies, and supports tenant satisfaction through quality service delivery. Additional responsibilities involve participating in facility‑related projects, ensuring compliance with corporate and legislative policies, maintaining and repairing assigned tools, and submitting expenditures in a timely manner. Other duties may be assigned as needed. • Observe facility equipment, identify deficiencies, and recommend enhancements. • Troubleshoot and perform preventative and corrective maintenance on mechanical and electrical systems. • Conduct regular inspections and walkthroughs to ensure equipment uptime and asset integrity. • Manage work orders from dispatch to completion, documenting resolutions in the service database. • Assist in implementing and tracking the preventative maintenance (PM) program. • Maintain assigned tools, arrange repairs/replacements, and submit expenditures promptly. • Support facility‑related projects and ensure compliance with corporate and legislative policies.

What You Bring

The position requires a high school diploma with trades training or certification, at least three years of preventive and corrective maintenance experience on HVAC, pneumatic, or hydraulic systems, and sound knowledge of facility operations, Building Automation Systems, and HVAC. Candidates must exhibit a strong environmental, health, and safety mindset, strong client‑service orientation, effective communication, mentoring skills, and be willing to work shifts, on‑call, and emergency call‑outs. A valid driver’s license, ability to obtain security clearance, and one of the required certifications (Building Operator or provincial HVAC/apprentice licence) are also required. • Hold a high school diploma with trades certification and at least 3 years of HVAC/pneumatic/hydraulic maintenance experience. • Demonstrate strong EHS safety mindset and knowledge of Building Automation Systems (BAS) and HVAC. • Exhibit client‑service orientation, effective communication, and mentoring abilities for junior technicians. • Available for shift work, on‑call, and emergency response; must wear required PPE and hold a valid driver’s license. • Required certification: Building Operator Certification or a provincial HVAC/apprentice licence (e.g., Gasfitter I & II).
