About the Role

The Lead Maintenance Technician ensures the safety, comfort, and functionality of AvalonBay properties by diagnosing and repairing systems such as HVAC, electrical, plumbing, appliances, carpentry, masonry, painting, water features, and waste management. This role organizes work orders, completes repairs to company standards, prepares vacant units and garages for occupancy, conducts daily preventative maintenance, inspects grounds and buildings, and upholds a strict safety culture, including performing hot‑works when required. • Diagnose and repair HVAC, electrical, plumbing, appliance, carpentry, masonry, painting, water features, and waste management systems. • Perform turnover work to ready vacant apartments and garages, including cleaning, carpet cleaning, appliance repair, caulking, and painting. • Create, organize, and complete work orders in line with company operating and equipment standards. • Train, mentor, and supervise Maintenance Technicians I and II on projects and daily tasks. • Conduct daily preventative maintenance inspections of community grounds and buildings. • Execute hot‑works (brazing, soldering, welding) following AVB safety standards. • Maintain an incident‑ and injury‑free safety culture by adhering to all AVB policies and procedures. • Participate in a rotating on‑call schedule to provide emergency support each month. • Communicate effectively with residents and associates to deliver high‑quality customer service.

What You Bring

Candidates must have at least three years of maintenance experience covering HVAC, plumbing, electrical, and general repairs, a valid driver’s license, and relevant certifications or a willingness to obtain them. They should be able to rotate on‑call duties, communicate effectively with residents and staff, understand policies, safety data sheets, PPE, and emergency system procedures, and demonstrate knowledge of paint types and tools. • Hold 3+ years of maintenance experience with HVAC (CFC certification or willingness to learn), plumbing, electrical, and general repairs. • Possess a valid driver's license and proficiency in PPE usage, hazard communication, and emergency system protocols.
