About the Role
The Maintenance Technician supports the Maintenance Supervisor and Community Manager by executing corrective, preventative, routine, emergency, and cosmetic maintenance across community common areas, buildings, and resident units. Responsibilities also include the make‑ready process, pool maintenance, safety compliance, and on‑call emergency response. The position requires daily onsite attendance, strong customer service, and adherence to Asset Living’s policies and safety standards. • Attend the property daily and respond promptly to resident and management work orders for common areas, buildings, and units. • Perform corrective, preventative, routine, emergency, and cosmetic maintenance, including pool cleaning and chemical logging. • Conduct daily inspections of grounds, buildings, and community features to identify and correct hazardous conditions. • Assist with scheduling, execution, and clean‑up of unit turn‑around (make‑ready) events and maintain accurate make‑ready records. • Maintain a well‑organized, fully stocked maintenance shop in compliance with OSHA and safety standards. • Support the Maintenance Supervisor with inventory monitoring, hazard communication, and safety‑practice training. • Participate in on‑call emergency response and after‑hours property emergencies. • Provide excellent customer service, monitor service request turnaround, and enforce community policies consistently. • Complete unit inspections, office/common‑area upkeep, and report any rule violations to supervisors. • Meet physical demands such as climbing ladders, lifting 100+ lb objects, working in tight spaces, and handling outdoor weather conditions.
