About the Role

The Maintenance Technician role supports an affordable‑housing community, handling corrective, preventative, routine, emergency and cosmetic maintenance under the supervision of the Maintenance Supervisor and Community Manager. The position also assists with make‑ready processes and ensures the property’s operational objectives are met. • Attend the property daily and be on‑site as required. • Respond promptly to resident and management work orders for common areas, buildings and units. • Perform repairs, replacements, and routine upkeep to keep community areas and units functional. • Schedule and execute maintenance for unit turnover (make‑ready) events. • Maintain and clean the swimming pool, recording chemical levels accurately. • Conduct daily inspections of grounds, buildings and amenities to identify and correct hazards. • Execute the preventive‑maintenance program to extend property life and reduce future repairs. • Keep the maintenance shop organized, stocked and compliant with OSHA safety standards. • Assist the supervisor with hazard‑communication, inventory monitoring and record‑keeping. • Document service requests, EPA/OSHA compliance, preventive‑maintenance activities and make‑ready status. • Provide excellent customer service, monitor request turnaround times and enforce community policies. • Participate in on‑call emergency response and after‑hours property issues. • Lift and move objects up to 100 lb, use ladders, power tools and operate motor vehicles or golf carts as needed. • Maintain reliable transportation for emergency on‑call duties.
