About the Role

In this position the technician executes maintenance requests by diagnosing and repairing a wide range of systems, keeping the community’s physical condition optimal and ensuring timely service. Responsibilities include completing service requests, preparing vacant units for rent, performing preventative maintenance, and supporting safety and hot‑work standards. • Diagnose and repair HVAC, electrical, plumbing, appliances, carpentry, emergency systems, flooring, hardware, masonry, painting/wallpaper, water features, and waste management systems • Complete service requests and repairs according to company standards in a timely manner • Prepare vacant apartment homes for rent quickly, performing turnkey work as needed • Conduct apartment preventative maintenance programs • Assist with interior and exterior painting projects • Maintain an Incident and Injury Free safety culture by following policies and reporting unsafe conditions • Perform hot‑works such as brazing, soldering, and welding within AvalonBay standards • Rotate on‑call schedule monthly with the team • Provide strong customer service communication to associates and residents • Read and follow key policies, including Key Control, Apartment Turnover, and Emergency procedures • Identify and safely handle cleaning chemicals and understand Hazard Communication SDS

They must communicate effectively with associates and residents, understand company policies and safety procedures, use personal protective equipment properly, and possess basic knowledge of emergency systems and painting techniques. • 2‑3 years of maintenance experience with HVAC, plumbing, electrical, and general repair knowledge • Valid driver's license • Knowledge of proper Personal Protective Equipment (PPE) usage • Basic understanding of emergency system shutoffs and operation sequences • Demonstrated knowledge of paint types and painting tools
