About the Role
The Painter/Maintenance Technician will perform both preventative and corrective maintenance on mechanical, electrical, and plumbing equipment and systems in assigned facilities. The role assists mechanics in maintenance and repair efforts while also independently performing defined tasks, and conducts inspections and repairs to interior and exterior areas such as walls, flooring, installed fixtures, roofing systems, and lighting. Typical daily duties include cleaning HVAC coils, changing filters and belts, maintaining and repairing locks, doors, closers, and furniture, and documenting fire extinguishing systems. The technician also repairs plumbing components (toilets, sinks, water heaters, sump pumps), prepares, primes, and paints interior and exterior surfaces, and handles general handyman tasks and special requests such as locksmith work and tenant services. Work orders are prioritized across annual, monthly, weekly, and daily schedules. Administrative responsibilities include submitting P‑card receipts daily, updating work order status in real time using the CMMS system, escalating problems to customers and managers promptly, and attending work and safety meetings as required. • Perform preventive and corrective maintenance on mechanical, electrical, and plumbing systems. • Assist mechanics and independently complete defined maintenance tasks. • Inspect and repair interior/exterior building elements such as walls, flooring, fixtures, roofing, and lighting. • Clean HVAC coils, replace filters and belts; maintain HVAC equipment. • Repair locks, doors, closers, and maintain fire extinguisher documentation. • Service plumbing components including toilets, sinks, water heaters, and sump pumps. • Prepare, prime, and paint interior and exterior surfaces; execute general handyman work. • Prioritize and manage daily, weekly, monthly, and annual work orders. • Complete required safety trainings, conduct hazard assessments, and uphold safety procedures. • Ensure compliance with local ordinances, codes, and regulations. • Submit P‑card receipts and update work order status in real time using CMMS (Maximo). • Escalate issues promptly to customers and managers; attend safety and work meetings.

What You Bring
All required safety trainings and hazard assessments must be completed, and the employee must comply with safety procedures, maintain good housekeeping, and recognize and propose methods to eliminate hazards. Compliance with state, county, and city ordinances, codes, and laws is mandatory. Physical demands involve lifting up to 80 lb, frequent climbing, bending, kneeling, stooping, working overhead, and operating in extreme cold or heat. The role requires working from heights (ladders up to 30 ft with a 300 lb limit while carrying a 20 lb tool bag) and being available for call‑in work. Required experience includes proficiency with hand and power tools, basic computer applications (MS Office, Outlook, CMMS/Maximo), and at least one year of related experience or training in carpentry, electrical, and plumbing. A high school diploma or equivalent is required; preferred qualifications are an EPA Universal License, BAS experience, and preventative maintenance on HVAC equipment. • Lift up to 80 lb, climb ladders up to 30 ft, and work in extreme temperature conditions. • Utilize hand and power tools; proficient with MS Office, Outlook, and CMMS software. • Minimum 1 year experience in carpentry, electrical, and plumbing; high school diploma or equivalent. • Preferred EPA Universal License, BAS experience, and HVAC preventive maintenance knowledge.
